    Our dealers seem to like the Construction Mortgage Program best. It has several features that the dealers/buyers are attracted to.
    A) It has a single close so the buyer only needs to come to the table once.
    B) The maximum advance is determined prior to closing so there are no surprises when the construction phase is completed-some lenders require an appraisal when the home is sited and then restrict the advance based on the final appraisal.
    C) There is no interest accruing during the construction period.
    D) There are no payments scheduled during the construction period. This is very beneficial to the customer as they already have an existing housing expense during this period.
    E) Competitive fixed rates- No exotic mortgage programs that are attractive to the customer now but create a payment shock or negative equity position down the road.
